Stan Beraznik is the Founder and Managing Director of 29th Street Capital. Stan oversees multiple business units and works alongside the other managing directors to determine which investments fit the firm’s criteria.

Robert Bollhoffer is the Chief Investment Officer and Managing Director at 29th Street. He oversees all members of the Acquisition team, as well as the Development, Proptech Ventures, Investor Relations, and Preferred Equity teams.
Prior to this position at 29th Street Capital, Robb spent eight years as a Managing Director at Strategic Capital Partners (SCP), a privately held real estate investment management company with assets of over $1 billion. At SCP, his focus was multifamily, student, and senior housing properties. Prior to joining SCP, Robb was a former Acquisition Manager at Trizec Properties Office Trust, one of the nation’s largest public office REITs, before being acquired by Blackstone for $10B.
Robb graduated with honors from DePaul (Kellstadt) University with a master’s degree in Business Administration and a concentration in real estate. He also obtained his bachelor's degree in business administration with concentrations in real estate and urban land economics from the University of Wisconsin—Madison, where he was a member of the Rowing Team. He is a board member of the James A. Graaskamp Center for Real Estate.

Josh Lindley is the Senior Vice President of Acquisitions for the Heartland region which includes KS, KY, and TN. Josh has over 23 years of experience in property management and construction.
In 2002, Josh founded his own property management company, AllTrade. Here, he managed upwards of 6,000 units in seven different states and supervised the renovation of over 7,000 units. Josh is a licensed Broker in 17 States.

Chris Steiner is Vice President of Acquisitions for 29th Street Capital and is in charge of multifamily acquisitions in Florida. Chris has over 15 years of experience in real estate, construction management, and private equity.
Prior to joining 29th Street Capital, Chris created an East Coast investment acquisition division within Southport Financial Services, one of the nation’s largest affordable housing developers. At Southport, he acquired 2,000 multifamily units with an aggregate value of $250 million, utilizing internal capital and outside equity sourced from institutional and high-net-worth investors.
Originally from Colorado, Chris spent the first portion of his career working for investment firms in New York and London. After dedicating a year of volunteer work with Habitat for Humanity, Chris shifted his focus towards an entrepreneurial venture with the mission of bringing cloud-based construction management to the remodeling industry.

Ian Douglas is the Senior Vice President of Due Diligence and Capital Projects. Ian spearheads initiatives aimed at standardizing the 29th Street scope and turnaround time and ensuring dedicated project managers oversee the capital budget.
Ian brings a diversified background including past leadership roles such as a Chief Operating Officer, Vice President of Asset Management, Vice President of Operations, Regional Manager, Property and Maintenance Manager, and Director of Human Resources and Recruiting. He has experience managing A, B, and C-grade assets, as well as affordable and public housing across the nation for a large public REIT, private owners, international, and institutional investors.
Ian is a subject matter expert for the National Apartment Association Educational Institute and has held board positions for the National Multifamily Housing Council and the Houston Apartment Association. He holds dual degrees from The University of North Texas in Psychology and History, is Bi-Lingual (Spanish), and served in the United States Army as an Airborne Interrogator.

Prior to joining 29th Street Capital, Jon served as Senior Vice President of Asset Management for Fifield Companies, a Chicago-based national development firm. There, he was responsible for the lease-up and stabilized business plans for a portfolio of Class-A mid- and high-rise mixed-use developments in Chicago and Dallas.
Before joining Fifield, Jon was with Chicago-based investor GEM Realty Capital for nearly 10 years. As Vice President of Asset Management at GEM, he was involved in the asset management functions of the firm's investments, covering a variety of asset types, including core and value-add multi-family, hospitality, office, and industrial. Jon has also held positions in financial reporting for RSM, a public accounting firm, and Equity Residential.

She has also been an HR leader at Louisville Metro Government and UPS. Sherri holds a BSBA in Finance from the University of Louisville, an MBA from Indiana University as well as her SPHR and SHRM-SCP certifications. She was awarded “20 People to Know in HR,” presented by Louisville Business First, and served as an Executive Board Member for the Center for Women and Families in Louisville, KY.
Bobby Orozco is 29th Street's Senior Vice President of Finance at 29th Street Capital. He oversees all middle and back office functions, including valuation, performance measurement, cash management, and financial statements.
With over 15 years of experience, Bobby has worked in various sectors, including real estate and development, global architecture and design, and public accounting.

Kyle Racette serves as the 29th Street Procurement Director. Kyle is responsible for managing each part of 29th Street’s supply chain to ensure consistent delivery of goods and services while identifying possible obstacles affecting productivity and overall company timelines and objectives.
Racette has more than 10 years of procurement experience, having worked in various capacities at Forest City, which was acquired by Brookfield Properties in 2018. Most recently, Racette served as the Senior Procurement Manager responsible for working across divisions to better leverage Brookfield's buying power to strategic suppliers. Racette has extensive experience developing supplier sourcing, implementation, and management strategies.

Emma Rey is the Sustainability Manager at 29th Street. Seth started his multifamily career as a Marketing Coordinator at Concord Property Management in 2012. He joined Pinnacle Property Management in 2017 as a Regional Marketing Manager for the Southeast, where he helped support a portfolio of over 200 properties and received multiple promotions during his tenure. Erica is the Senior Vice President of the East portfolio for 29th Street Living. Erica oversees all assets in Florida, Georgia, North Carolina, Kentucky, Maryland, Virginia, D.C., Ohio, Kansas, and Missouri. Prior to this role, Erica led the Alltrade 3rd party portfolio of assets on behalf of Haven Residential.

April Hardesty is the Senior Vice President of the West Portfolio for 29th Street Living. April is responsible for the operations and overall performance of communities in TX, CA, CO, and AZ.
April has 15 years of property management experience. She gained experience working in various roles, including a District Manager, Senior Regional Manager, Area Vice President, and Property Management Associate Director for various real estate companies.

Denise Maldonado is the Vice President of Learning and Development for 29th Street Living. She is responsible for improving team member's knowledge, skills, and productivity. While monitoring training compliance and company policies and procedures related to property management, Denise ensures the L&D Department supports all associates in understanding company policy and procedure guidelines to establish consistency across the division’s housing portfolio. She assesses company-wide developmental needs to drive training initiatives and identifies and arranges suitable training solutions.
Prior to 29th Street, Denise has over 33 years of experience in property management, including military housing, multi-family housing, and affordable housing properties.
Denise is a member of the Institute of Real Estate Management (IREM) and holds her IREM Certified Property Manager (CPM®) and Accredited Residential Manager (ARM®) certifications. She is also a member of the National Apartment Association (NAA) and the Association for Talent Development (ATD).
Denise attended Murray State University in Murray, Kentucky, with an emphasis on Business Management.

Melissa Bowman is the Controller for 29th Street Living. She oversees the activities of the Property Accounting departments for accurate and timely dissemination of financial information, including internal and external monthly financial statements, annual audits, and annual budgets.
Prior to joining 29th Street Communities, Melissa worked for Sentral, Bozzuto, Highgate, and Iconiq. Her professional experience also includes several years as a manager of accounting with LITCH assets, focusing on bridging the gap between operations and accounting.

Brandon is the Director of Property Accounting for 29th Street Living. In this role, he is responsible for property-level financial reporting for the company's full portfolio.
Prior to joining 29th Street Communities, Brandon was the Director of Accounting for Alltrade, managing financial reports for over 6,000 units in five states. He began his career as an accountant at River Valley Financial Bank, creating monthly, quarterly, and annual financial statements reportable to the SEC, FDIC, Federal Home Loan Bank, and the Federal Reserve Bank.

Beric Wessely serves as the Director of Lease-up Operations at 29th Street Living, a pivotal role combining the expertise of the New Development and Property Management teams. Beric oversees all lease-up activities from project inception through stabilization, ensuring seamless coordination between marketing, staffing, and on-site management. His work begins in the early stages of development, collaborating closely with the New Development team to craft branding, pre-leasing, and resident engagement strategies, all while aligning with 29th Street’s broader investment goals.
This strategic position is a first for 29th Street Living and represents an innovative approach in the industry. By uniting the lease-up processes with property development from day one, Beric ensures that new communities are fully prepared for long-term success when transitioning to property management and operations teams. His role is essential to ensuring a 360-degree approach to the success of each asset, with a focus on smooth transitions, early stabilization, and sustainable growth.
Beric brings more than 10 years of hands-on experience in property management across a wide range of assets, including Class C to B communities, condo-deconversions, and luxury Class A developments. He is known for his strategic innovation and ability to transform complex processes into actionable outcomes. His leadership is rooted in building cohesive teams that work as a unified force to drive performance and deliver tangible results.

John Kitson is the Executive Vice President of Development for 29th Street Capital. He is responsible for leading all development and construction activities, from pre-development to implementation. During his 20 years of experience in real estate development, he has supported the delivery of more than 7,000 units of multifamily and student housing with over $2.5 billion in assets.
Before joining 29th Street Capital, John was with CA Ventures for 8 years as the SVP of Development for the multifamily vertical, a role in which he managed the oversight of more than 30 developments throughout the US.
Prior to CA, John was an architect and associate at Perkins + Will, where he completed several large scale domestic and international projects. During his architectural experience, he has worked on a variety of high-rise office buildings, mixed-use developments, education, federal and healthcare projects. Specializing in core and shell design and project management for projects, including several class A office buildings in London, UK.
John earned a BA (with honors) in Architecture from Birmingham City University in Birmingham, England, and an International Master of Architecture from the University of Huddersfield in Huddersfield, England. He is a licensed Architect and a LEED accredited professional.

Zach Shulruff is the Vice President of Investments for 29th Street. He focuses on underwriting and analysis for multifamily value-add and development opportunities nationally. Zach has 10+ years of real estate investment, development, asset management, and value-add experience across various asset types. In addition to managing acquisitions, his responsibilities at 29SC include asset management, investor relations, and transaction due diligence.
Prior to joining 29th Street Capital, Zach was Director of Acquisitions at CA Ventures on the multifamily acquisitions and asset management team. Before CA, he was a Senior Financial Analyst at JLL on the Downtown Chicago Office Landlord Representation team.

Rommel Llanes is the Senior Vice President of Construction Management and is responsible for overseeing the construction of all current development projects and is involved during the pre-development process.
Rommel has 28+ years of experience in the construction of multifamily, hospitality, commercial, retail, and industrial sectors. Rommel‘s experience from concept through completion of projects and management of multiple teams, provides the foundation of building design, value engineering, project scheduling, estimating, and construction of our projects.

Nikola Krcmarevic is the Vice President of Development for 29th Street Capital. He is responsible for all facets of development, asset management, and depositions at 29SC.
Prior to joining 29SC, Nikola was a Development Manager for the Tribune Tower Residences, a 162-unit ultra-luxury condo redevelopment of the national landmarked tower. He has previously worked at Golub, CA Ventures, and Gensler. Nikola has a deep bench of experience in design, entitlement, construction management, and delivery of projects of different scales and complexity nationally.

Michael Porto is the Vice President of Project Management. Michael is responsible for overseeing the project management of all current developments as well as design and development management.
Before joining 29th Street Capital, Michael spent five years as a Senior Project Manager at CA Ventures where he managed multifamily and student housing developments around the country. Prior to CA, Michael was a Project Architect at FGM Architects for 8 years.

Dan Pazda is the Controller for 29th Street Development. Dan has nearly 10 years of accounting experience centered around real estate and development.
Prior to joining 29th Street Development, Dan was with a prestigious Chicago-based development firm working on $1B+ class A+ trophy high-rise developments across the country. Dan has experience at all levels of the development chain, including accounting for $500M+ of construction for a leading Midwest general contractor before transitioning into the ownership side.

Mark Chrisman is the Managing Principal of 29th Street Ventures. Mark brings over 20 years as an investor and operator in commercial and Multifamily real estate and ten years as a PropTech founder and investor to the 29th Street Team
Prior to joining 29th Street Capital, Mark was the co-founder and CEO of Varro (www.varroportal.com), where he continues to serve as board chairman. Throughout his career, Chrisman has been a principal in over $3 billion in commercial real estate transactions and has co-founded or invested in 20 PropTech or other technology-related firms.

Pete Estridge is the Vice President of Capital Markets at 29th Street Capital. His responsibilities include arranging and structuring debt financing and derivative products for 29th Street’s projects, including acquisition loans, refinancings, mezzanine financing, and interest rate hedging.
Prior to 29th Street Capital, Pete’s background included both finance and real estate operations. He worked as an Associate in Bank of America’s Global Investment Bank in the Consumer & Retail industry coverage group in New York, and then served as an operational leader with P&L responsibility at SMS Assist, LLC (Acquired by Lessen, Inc. in January 2023), a Chicago-based national property management services provider.
Pete holds a BS in Economics from the George Washington University in Washington, D.C., and an MBA from Chicago Booth with concentrations in Finance and Accounting. He is a veteran of the United States Marine Corps where he served in Southern California with two deployments to Afghanistan.

Jeff Gragnolati serves as an Advisor and Head of Capital Markets for 29th Street Captial.
Prior to joining 29SC, Jeff spent nine years at Cortland responsible for all debt across $23 billion real estate portfolio. During that time, he closed over 450 loans totaling $17 billion. He closed over 250 new acquisitions, helping Cortland’s portfolio grow from 14,000 units to over 85,000. Highlights include the take private of a $1.5 billion public REIT, several large credit facilities, and working directly with Freddie Mac to design/refine loan products, including their Mod-Rehab program. He also designed and implemented numerous processes across the investment, construction, and accounting divisions, including investor reporting, subcontractor payment, and construction draw processes.
Before Cortland, Jeff spent 5 years at KPMG in various roles, including global M&A advisory and audit.
Jeff obtained a master's degree in accounting and an undergraduate degree in business from the University of North Carolina at Chapel Hill.
